Getting the most money for your property
Many luxury and estate homes are listed for sale with all good intentions, but often, they do not sell.
It’s important to understand why this happens and how our approach can prevent it.
Let’s examine the three “P’s” of Real Estate…
Price, Presentation, Promotion
Price
Pricing a subdivision home is easy - nearby, similar homes have already sold.
This is the method most all agents use to determine a price.
They find what they think are “comparable” properties and set a price based on what they sold for.
These are referred to as “the comparables” in the real estate business.
In the luxury market, there usually are no “comparables”.
Most homes were customized to the original owner’s specifications and may have been renovated/updated to suit the tastes of subsequent owners.
They are unique, and this makes it difficult for the average agent to establish a selling price.
Buyers in the luxury market have more options.
One is to custom build a home to meet their exact wants and needs, in a location of their choosing.
Agents overlook this and simply look at homes in a general price range and/or location to set the asking price.
And this creates a huge problem.
Even if the asking price is reasonable for the property, the listing agent has no way to explain to buyers why the house is worth the asking price.
And if you can’t explain to a buyer why something is worth the price, odds are they won’t buy it.

Most of my clients' homes are pretty unique - and so is my approach to selling them.
First, I focus on identifying all the special features and amenities of your property.
From construction techniques and materials to minute details such as mouldings and trim and hardware, I create a detailed inventory of all the little "extra's" and features in your home or cottage.
This list of features, amenities and upgrades can add a great deal of value.
Value that is usually overlooked by agents less experienced with higher priced properties.
Next, we translate these features of your home into benefits for potential buyers.
Then, when it comes time for a buyer to make an offer and assess whether your asking price is reasonable, they understand not only the value of your home but the benefits of ownership.
This process helps achieve not only the highest possible selling price but also makes your
property stand out from your competition.
Getting you more money through Marketing and Exposure

One third of buyers of higher-end properties in Peterborough and
the Kawarthas used an agent from the GTA for their purchase...
What does that mean?
If an agent lists your home for sale on the PKAR MLS system, it will get exposed to about 400 PKAR agents and their buyer clients.
On the other hand, my company, Right at Home Realty, has 4,000 agents in Southern Ontario.
That's 10 times the number of agents in all of Peterborough and the Kawarthas.
And because I am a member of TREB - the Toronto Real Estate Board- as well as PKAR, when I put your listing on MLS it gets exposed to over 50,000 agents - and their potential buyers.
The bonus - statistically, buyers from the GTA pay more for properties than buyers using local agents.
So it just doesn't make sense to miss out on ONE THIRD of the buyers and 49,600 agents from the GTA.
This is an important factor in choosing an agent to sell your property.
